We Don’t Sell Solutions. We Help You Understand the Problem.
GTA Permits is a residential building permit consultancy founded by two people who understand construction, not just paperwork. We handle drawings, submissions, and city coordination across 35+ Ontario municipalities.
How We Got Here
GTA Permits started the way most good businesses start — by solving a problem we kept running into ourselves. Greg and Rob both came from backgrounds in construction and real estate. They watched contractors, developers, and homeowners struggle with the same thing over and over: the gap between knowing what they wanted to build and actually getting the permits to build it.
The permit process in Ontario is not one process — it is dozens. Every municipality has its own portal, its own zoning bylaw, its own examiner expectations, and its own idea of what a complete application looks like. A firm that submits in Toronto every day can still get bounced in Mississauga because the ePlans formatting is different. A drawing package that sails through Vaughan gets sent back in Brampton because the Mature Neighbourhood overlay adds requirements that do not exist anywhere else.
Greg and Rob decided to build a firm that knew all of it. Not just the drawing side, not just the submission side, but the entire lifecycle: zoning research, permit drawings, engineering coordination, municipal submission, examiner correspondence, revision management, and follow-through to permit issuance. One team. Every municipality. Every project type.
Today, GTA Permits has submitted hundreds of residential building permit applications across 35+ municipalities in the GTA and southern Ontario. The majority of our business comes from contractor accounts who send us work consistently because they trust us to deliver drawings they can build from and permits they do not have to chase.
Meet the Team
Greg
Co-Founder & Director
Greg leads client relationships, manages the majority of complex addition and new build files, and is the primary point of contact for contractor account partners. His background in construction and real estate gives him a practical understanding of how buildings get built — not just how they get drawn.
Greg handles the files that require the most nuanced zoning interpretation, committee of adjustment strategy, and examiner negotiation. When a city examiner pushes back on something unreasonable, Greg is the one on the phone pushing back harder.
Rob
Co-Founder & Director
Rob brings deep construction knowledge to every file he manages. His understanding of how things actually get built is what makes GTA Permits drawings different from firms staffed exclusively by draftspeople. Rob is the one who catches design details that work on paper but would not work on site.
Rob handles client files from intake through submission, manages relationships with the drafting and engineering teams, and conducts the initial site research that identifies zoning issues, conservation authority requirements, and potential variances before drawings begin.
The Extended Team
Behind Greg and Rob is a network of experienced drafting professionals and licensed engineers who produce the drawings and engineering that carry our name. Our team brings structural and mechanical engineering expertise to every project we take on. These are long-standing working relationships built on trust and shared standards. When you hire GTA Permits, you get the whole team — not a different set of hands on every file.
How We Work
We Answer the Phone
When you call, you get Greg or Rob. Not an intake coordinator, not an automated attendant, not a chatbot. If we cannot pick up, we call you back the same day. Every time.
We Are Direct
If your project has a zoning problem, we tell you before we start drawing. If a variance is likely, we tell you before you close your client. If your timeline is unrealistic, we tell you so you can plan around it. We do not sell you on a scope and then deliver surprises.
We Follow Through
Once your file is submitted, we do not disappear. We track examiner timelines, respond to comments quickly, and push the city when applications sit too long. Your file does not collect dust between revision rounds.
We Know Our Limits
If a project falls outside our expertise — high-rise commercial, institutional, heritage restoration requiring a heritage architect — we will tell you. We would rather refer you to the right firm than take a file we cannot deliver on.
