As-Built Drawings in Toronto and Across the GTA

Professional as-built drawings that capture the existing condition of your property — the essential starting point for renovations, additions, and permit legalization.

Before You Build Forward, Document What Is There

As-built drawings are a measured, scaled record of a building exactly as it exists today. Not as it was originally designed. Not as it appears on a decades-old set of plans filed with the city. As it actually stands right now — walls, windows, doors, stairs, ceiling heights, structural elements, plumbing, and mechanical systems documented on site and drawn to professional standards.

Every renovation, addition, and permit legalization in the GTA starts with the same question: what is already there? If the answer is a guess, a faded photocopy from 1987, or nothing at all, the project is starting on unstable ground. Inaccurate existing condition information leads to design errors, permit rejections, costly change orders on site, and months of avoidable delays.

At GTA Permits, we prepare as-built drawings for residential properties across 35+ GTA municipalities — from century homes in Toronto with zero records on file to 1990s subdivisions in Vaughan where the original drawings no longer reflect reality.

When Do You Need As-Built Drawings?

🏠

Planning a Renovation or Addition

Your architect, designer, or permit consultant needs an accurate floor plan before they can design the new work. Without as-built drawings, the proposed plans are based on assumptions — and assumptions become problems when the framing crew shows up.

⚠️

Legalizing Unpermitted Work

A previous owner finished the basement or added a side entrance without obtaining a permit. The first step is documenting exactly what was built. Our as-built drawings capture the current condition so we can assess it against the Ontario Building Code.

📂

Home Has No Drawings on File

Many older homes in the GTA predate modern permit record-keeping. The city has nothing on file, the previous owner left no documentation. We create the existing condition record from scratch so your project has a proper foundation.

💼

Pre-Purchase Due Diligence

As-built drawings reveal discrepancies between what was sold and what actually exists — finished spaces never permitted, structures that encroach on setbacks, or layouts that do not match the listing drawings.

How Our As-Built Drawing Process Works

1

Scope Call

You tell us about the property and the project. We confirm what needs to be documented and provide a quote. Five minutes, no charge.

2

Site Visit

We schedule a site measurement appointment. Our team measures the property, photographs existing conditions, and gathers all dimensional and structural information needed to produce accurate drawings.

3

Drawing Production

We produce scaled as-built floor plans, elevations, and structural notes from the field data. Turnaround is typically 1 to 2 weeks depending on size and complexity.

4

Review and Handoff

You receive the completed as-built set for review. Final drawings are delivered in PDF and CAD formats.

5

Seamless Transition to Permit Drawings

If your project moves forward, the as-built drawings become the base layer for your permit drawing set. No re-measurement. No re-drawing the existing conditions from scratch.

Frequently Asked Questions — As-Built Drawings

What is the difference between as-built drawings and permit drawings?+
As-built drawings document what currently exists. Permit drawings show what you are proposing to build. As-builts are the baseline; permit drawings are the plan. For most renovation and addition projects, you need both. When you hire GTA Permits for both, the as-built feeds directly into the permit drawings with no duplication.
How long does an as-built take from site visit to delivery?+
Typical turnaround is 1 to 2 weeks from the date of the site visit. Larger or more complex properties may take slightly longer. We confirm the timeline before we start.
Do you need access to every room in the house?+
We need access to all areas being documented. For a full-building as-built, that means every floor including the basement and attic where accessible. For targeted as-builts covering only specific areas, we only need access to the relevant spaces.
What if previous renovations were done without a permit?+
That is one of the most common reasons clients need as-built drawings. We document the unpermitted work as it exists, flag any visible code non-conformities, and create a clear record that becomes the foundation for a legalization application.
Can I use these drawings for insurance or real estate purposes?+
Yes. Our as-built floor plans are prepared to professional standards and can be used for insurance documentation, mortgage underwriting, real estate listings, and estate planning.
