How fast can you turn around a permit drawing set? +
Turnaround depends on project complexity. Standard residential projects (basement apartments, decks, interior renovations) typically take 5 to 10 business days for the initial drawing set. Additions and new builds take longer depending on engineering coordination. Account partners with consistent volume receive priority scheduling. We give you a specific timeline at the start of every file.
Do I need to manage the engineers myself? +
No. We coordinate structural, mechanical, and plumbing engineering through our network of licensed engineers. The stamped engineering drawings are integrated into the permit package and formatted for the specific municipality. You receive a complete, submission-ready package.
What municipalities do you cover? +
We submit to 35+ municipalities across the GTA and southern Ontario, including Toronto, Mississauga, Vaughan, Brampton, Markham, Richmond Hill, Oakville, Burlington, Hamilton, and Newmarket — among many others. Each municipality has its own submission portal, bylaw, and examiner expectations. We know all of them.
What if I already have drawings from another firm? +
If you have existing drawings that need revisions, resubmission, or completion of missing engineering components, we can work with them. We will review what you have, identify what is missing or non-compliant, and either revise or redraw as needed. We will be straight with you about whether it is faster to fix what exists or start clean.
Can you help me quote a project before I close the deal? +
Yes. Send us the property address and a rough scope. We can confirm zoning eligibility, identify potential variance requirements, flag conservation authority issues, and give you a ballpark permit cost so you can include it in your client proposal — before you commit to the job.
