In Ontario, building permit drawings must be prepared by the property owner (if qualified), a designer holding a Building Code Identification Number (BCIN), a licensed architect (OAA), or a professional engineer (PEO). How long does it take to get permit drawings done?+
Drawing production for a standard residential project typically takes 2 to 3 weeks from finalized design. The total timeline from first call to permit issuance depends on design complexity, engineering requirements, and your municipality’s review backlog. We give you a realistic timeline during our initial consultation.
Do you only do drawings, or do you also submit to the city?+
We handle everything. Drawings, application forms, supporting documents, submission to the building department, examiner correspondence, revisions, and follow-up through to permit issuance. You do not need to deal with the city at all.
What if the city sends back comments or revision requests?+
It happens on roughly 80% of applications — it is a normal part of the process. We review every examiner comment, coordinate any required changes, and resubmit. Turnaround on revisions is typically a few days. We also push back on comments we believe are unwarranted, with code references to support our position.
Do I need a survey before you can start drawings?+
For most projects involving additions, new construction, or site plan changes, yes — a property survey is needed to confirm lot boundaries and setbacks. If you do not have one, we can help you find a licensed Ontario Land Surveyor. For interior-only renovations, a survey is usually not required.
